We specialize in land that is vacant and undeveloped. Some of our property may have service (sewer, water, power, etc.) and some may be completely raw. We offer both, since different investors want different things — and we'll tell you exactly what's available with each property.

Land on this site is typically discounted 20% to 50%, because our marketing reaches landowners who need to sell. Often they need the money, so we help by buying their land quickly for cash — a win-win. Then we pass the discount along to you.

Most of the land on our site you'll never find on the MLS (the Multiple Listing Service real estate agents use). We work directly with owners, because we can often solve their problem faster and cheaper than listing it.

We work with buyers who pay in many ways, but we tend to work with people who can close quickly, so most clients pay cash. If you're pre-approved and can close quickly, we'll consider all offers. And many of our properties offer landowner financing.

We don't charge landowners any fees. When you buy from us, we've bought the property at a steep discount and added our acquisition fee — our profit for finding and negotiating the deal — and you still pay a deeply discounted price.
