Owner financing

Buy land with owner financing.

Tapped out your funding? Less-than-perfect credit? There's an option you may not know about.

How to invest in land on a budget

There are many ways to buy investment land:

  • Some investors use their own cash
  • Some use traditional bank financing
  • Some work with private money lenders

All three are popular. But there's another way you may not be aware of: landowner financing.

What is land owner financing?

Landowner financing is when the owner of the land finances the purchase themselves. The owner acts like a bank — you get the land, and make regular payments until it's paid in full. The land itself is the collateral.

Think of it as a mortgage without the hassle, paperwork, credit checks and pre-approval.

Landowners like it because they can sell to more people and receive steady cash flow. Investors like it because they can buy land without having the full amount up front.

How it works at Coast To Coast Lands

Many of our properties in California — and the other states we buy and sell in — offer landowner financing. If it interests you, just let us know.

  • We complete the purchase as normal and require an earnest money deposit.
  • Instead of full payment at closing, we set up a payment plan: principal plus nominal interest, over a set term.
  • The land is the collateral. If you no longer want the property, you return it to us and owe nothing more.
  • There is no penalty for paying off early.
